What each service covers

COVA's construction management runs on a disciplined operating rhythm - daily site leadership, weekly coordination, monthly reporting and continuous programme control - across preconstruction and construction, through to close-out. One team, accountable to the owner, from the first design conference to zero defects.

Design management

COVA manages the design on the owner's behalf, through preconstruction and construction: coordinating the design consultants and their deliverables, running design conferences, reviewing every drawing issue for completeness, coordination and buildability, and advising on constructability before issues reach site. Design changes run through a controlled process - each one evaluated with the quantity surveyor for cost, programme and buildability before it is committed.

Preconstruction

Before work starts on site, COVA establishes continuous, clear communication across the owner's consultant team, reviews the designers' drawings, and runs intensive workshops with the design staff - deliberately challenging the designers to think through every component, so the first cost plan is complete rather than optimistic. Where the owner needs them, COVA also engages the site survey, the geotechnical investigation and any environmental assessment required by the authorities, on the owner's behalf.

A site-based team, every day

A site-based construction manager with a cross-functional support team, sized to the scale and complexity of the project, for the duration of site activities. Full-time supervision keeps safety objectives, the programme and product and quality requirements on track - with participation in inspection and test plans, and support to the owner in verifying and accepting the works.

Meetings that produce actions

Owner, architect and contractor progress meetings chaired on site, minuted, and followed up until every assigned action is closed - so decisions turn into work, not talking points.

Reporting the owner can run the project on

Standardised weekly photographic observation reports with ongoing QA/QC inspections, and a monthly status report covering safety, programme, quality and risk - backed by safety audits, health-and-safety metrics and support to the owner's project control meetings.

Cost control with the quantity surveyor

Monthly valuations, cost estimates for potential variations and design changes, monthly cost reports, and the closing of final accounts - construction management and commercial management working as one practice.

Programme control

A live programme with critical-path analysis updated weekly, checked for conformity: material submissions against procurement and planned site dates, manpower levels against production, and construction progress against the baseline.

Completion and close-out

A certificate of practical completion issued against the contract documents, a defects register managed to a zero-defects objective, and a project close-out report - the project finished, documented and handed over.

What does a project manager do on a construction project?
