Project scope
The Royal Sands is a $30m USD all-villa resort: 67 luxury villas on six hectares of untouched beachfront on Koh Rong island, opened in February 2018.
COVA provided project and construction management and commercial management. The island sits an hour offshore from Sihanoukville, with the sea passage near-unpassable for four to six months a year, so materials and labour were programmed around the weather window.
The resort's design uses teak, bamboo and limestone across open-air venues on a 550-metre white-sand beach.

- The island is located 1 hour offshore from Sihanoukville. This extremely remote site was far from regular supply lines. With the sea passage almost unpassable for the 4 to 6 months of the rainy season, it made this a logistically challenging project
