The Royal Sands is a new all-villa resort located on 6 hectares of pristine untouched beach front comprising of 67 luxury villas and located on the untouched island of Koh Rong. The property officially opened in February 2018 and boasts a wide range of facilities and services for guests to enjoy during their stay at this intimate island destination. The Royal Sands’ design incorporates high-quality materials including teak wood, bamboo and limestone, with many open-air venues from which to enjoy the numerous ocean and sunset views. All villas offer outdoor covered seating areas, while others come with beachfront views and private swimming pools. This 5 star-resort is set on a 550-meter long white sandy beach offering guests luxurious indulgence in a remote tropical island location.

The island is located 1 hour offshore from Sihanoukville. This extremely remote site was far from regular supply lines. With the sea passage almost unpassable for the 4 to 6 months of the rainy season, it made this a logistically challenging project
